Benefits of Design/Build

With a Design/Build project, the contractor controls all construction activities as well as the design responsibilities. Since all operations are controlled by one entity, projects tend to run more efficiently resulting in lower costs and more timely completion for the owner.

The Process

A Design/Build project with Tarter Construction can begin in several ways depending on the needs and visions of the client.

• The process typically begins by developing a preliminary schematic design of the floor plan, exterior elevations and site layout. All pertinent information is compiled and incorporated into this preliminary design.
• Once a general direction for the project is chosen, we proceed with the architectural design and site engineering. We encourage the client's full involvement in the design development to ensure all needs are addressed and accommodated.
• When the drawings are substantially complete, they are distributed to qualified subcontractors for preliminary pricing. If necessary, modifications to the design and specifications are investigated to reduce costs without significantly affecting the aesthetic appeal or functionality of the project.
• Taking into consideration the estimated costs and suggested modification, the final design documents are completed and distributed once again for final costing. Aformal porposal is then presented outlining our scope of work, project specifications, constructions costs, and Design/Build fees.

Pricing

The total owner costs for a Design/Build project include the construction costs plus a Design/Build fee. The Design/Build fee includes all architectural design, engineering (structural, mechanical, and electrical), landscape design, and contractor fees. Other services such as interior design and soil investigation can be added to our scope, if necessary.
